LONGSHORE LAKE Information

Longshore Lake is a gated community comprised of single family homes on a mixture of cul-de-sacs and circle drives. All homes are on a canal with attached garages, pavered driveways, private pools, boat docks, underground utilities, Spanish tile roofs, and lagoon views. The Clubhouse has a 200-seat Royal Palm Dining Room and a 60-Seat Bahama Pub with Full Bar. Rooms available for private parties & Banquets.

	Pet Policy Owners are allowed to keep a reasonable amount of small domesticated pets including birds, fish, cats and dogs. Four legged pets must be leashed or carried under the owner's arm at all times while on the common areas. Each pet owner shall be responsible for the immediate removal and disposal of their pet's excrement. No reptiles, monkeys, amphibians or poultry may be kept in the unit. 	Leasing / Rental Restrictions A unit owner may lease their unit up to 3 times during any 1 calendar year or any 12 month period. No lease shall be for a period of less than 90 days. No lease may be for a period of more than 1 year. The board may, in its discretion, approve the same lease from year to year. No subleasing or assignment of lease rights by the lessee is allowed. 	Occupancy There is no age restriction for occupants of units. Guests may occupy the unit with limitations (when the owner is present). Family and Non-family guests may occupy the unit with limitations (when the owner is not present). There are restrictions as to the number of guests allowed to occupy the unit. 	What are the Benefits of a Spanish Tile Roof? One of the advantages of a Spanish Tile roof is that it keeps the temperature in the house warm in the winter and cool in the summer due to its absorbent properties. In addition to their long lifespan, Spanish Tile roofs require little maintenance and are fire-resistant. One of the disadvantages to a Spanish Tile roof is that the tiles are heavier than most roofing materials; your structure will need to be able to support them adequately. They are unaffected by termites, are very sturdy during hurricanes, fireproof, do not degrade in the harsh Florida sun and have great insulation qualities that help save energy. Most concrete blocks measure 16x8x8 and are lightweight and durable, especially when they are filled with poured concrete and reinforced with steel reinforcing rods.
